600mm of ground dug from floor, 1200 gauge vapour barrier goes in,70mm lean concrete,new sleeper walls & timber plates fitted ready for joists.
150mm x 50mm tanalised joists @ 400mm centers with battens either side at low level to take Celotex insulation board, air bricks @ 800mm centers.
Insulation goes in, new 25mm Marine Ply laid,screwed @ max 200mm centers (insures no movement for tiled floor), noggins between joists at ply edge.
15mm Fireboard on ceiling with staggered joints, all electrics 'mapped' out for lights etc, brickwork cleaned from dust & loose material, wetted down & a washed sand 'dubbing' coat applied, render beads fitted, scratch coat applied & 'keyed' up ready for top flat coat including a water proof additive, 'keyed' using a nylon float, ready for multi-finish plaster coat once its dried sufficiently.
Once the walls are dried and all plumbing fitted the room was decorated, new bespoke kitchen fitted including black granite worktop cut in nice & neat, Job Done !!!!
